We get this question almost every week, and the honest answer is that the same floor plan can cost $80,000 more on a Burke Mountain lot than on a flat Ranch Park street. The ranges below are based on current Coquitlam construction market conditions, the City’s published DCC schedule, and what we’re actually seeing on builds we’ve closed this year.

Treat these as ranges, not quotes. A site walk is the only way to land on a real number — slope, soil, servicing distance, and tree retention all move the math.

2026 Coquitlam Cost — by Size & Lot Type

Ranges are all-in (design, permits, construction). Flat-lot column applies to Coquitlam West, Ranch Park, New Horizons, River Springs, and most Eagle Ridge streets. Hillside column applies to Burke Mountain, Westwood Plateau, and other sloped Coquitlam lots.

Architectural drawings, structural engineering, BC Step Code energy modelling. Hillside lots typically add a geotechnical report at $4,500–$8,000.

Coquitlam DCCs & Permit Fees

$12,000–$25,000

Coquitlam DCCs sit toward the lower end of Metro Vancouver — $8,000–$18,000 is typical, plus a building permit in the $4,000–$7,000 range. Rate hikes are scheduled; the City has signalled increases.

Site Prep & Excavation

$10,000–$45,000

This is the line that swings hardest on Burke Mountain and Westwood Plateau. Flat Coquitlam West lots sit at the low end; a sloped Burke Mountain lot needing rock breaking and engineered retaining can hit the top.

Foundation

$22,000–$50,000

Most flat lots get a concrete slab. Hillside lots often need helical piers, step footings, or a partial basement to handle grade — adding $15,000–$25,000.

Framing & Structure

$35,000–$80,000

Wood frame with engineered lumber where the structural drawings call for it. Two-storey designs trend toward the upper end; loft configurations sit in the middle.

Mechanical / Electrical / Plumbing

$32,000–$65,000

Separate electrical meter, panel, gas or full-electric service, heat-pump or ductless mini-split, plumbing rough-in and fixtures. Most Coquitlam builds we run come in around $45,000.

Envelope & Insulation (BC Step Code)

$16,000–$30,000

Coquitlam enforces BC Step Code Step 3 or Step 4 depending on building type. Higher steps cost more upfront and cut the tenant's energy bill significantly. Worth pricing both options.

Interior Finishes

$30,000–$85,000

LVP + stock cabinets land at the low end. Engineered hardwood, semi-custom cabinetry, and quartz counters move you into the upper range. This is the easiest line to dial in or out.

A flat Coquitlam West or Ranch Park lot can build for $30,000–$60,000 less than a Burke Mountain lot of the same size. Retaining walls, engineered drainage, and rock breaking are the line items.

The further the sanitary, water, and electrical connections run from the principal house to the laneway pad, the higher the trench and rough-in cost. Older Coquitlam streets sometimes need a service upgrade at the property line.

Tree Retention

Burke Mountain and Westwood Plateau lots with significant tree cover may need a tree-protection permit and certified arborist before demolition. Adds 2–6 weeks and $2,000–$6,000.

Finish Level

A $250K studio and a $400K studio can sit on the same lot — the difference is finish. Cabinetry, flooring, fixtures, and millwork are where the budget moves most predictably.
