Four places a good design breaks. None of them is “the design was wrong.”

Break #1

The lot was never priced, only the building

Calculators and per-square-foot numbers price the structure. Demolition, grading, drainage, services and municipal requirements are what move the number, and when they show up late the money comes out of the visible scope: your millwork, lighting and tile.

The estimate that told the client what they wanted to hear

A budget can be made to match any number by thinning allowances. The missing money does not disappear; the conversation about it is delayed until the client has fewer options and your design is on the table.

Nobody defined the finish, so the site did

"White oak" and "matte black hardware" are not specifications. If the drawing does not name the product, the site picks the one in stock. We build a mock-up of any detail that defines the design and you sign off on the physical thing.

Substitutions nobody told you about

A back-order, a trade with a cheaper option, and the swap happens without a call. Our rule: no substitution on a designer-specified item without the designer’s okay, with both options and the price difference in front of you.

Seven steps. Most of them agreed before the first day on site.

    A 20-minute call

    You, us, no client yet. What you design, where, and how you like to work. We will say honestly whether we are the right builder for it.

  2. 2

    The site walk, together

    Access, grade, services, trees, the existing structure. You see what we see, and get a one-page "what we know / what we do not know yet".

  3. 3

    Concept pricing against your drawings

    Scope-based, allowances stated, exclusions stated, and the three or four decisions that swing the number most.

  4. 4

    Details and mock-ups

    Anything that defines the design gets specified to the product; hard-to-picture finishes get a sample on site, approved in person.

  5. 5

    The construction calendar

    Every milestone, what it depends on, and your site visits on it: framing walk, rough-in, drywall, pre-finish.

  6. 6

    Substitutions and changes, through you

    Anything on your spec that has to change, you hear first, with options and prices, before it is installed.

  7. 7

    Handover, photography, credit

    Finished, warrantied, photographed properly, and published with your name.
