CoreVal Homes rebuilt an older Vancouver home inside and out: stair-over-stair planning unlocked a new third floor, walls came out so the kitchen could become the centre of the main floor, and the exterior was resolved as a single structural problem across foundation, grading, stairs and outdoor access. The hardest work was the exterior, and it was never about curb appeal.
The house had stopped working before it started looking dated
The starting point was an older Vancouver home that no longer matched how the family lived in it. The finishes were tired, but the finishes were not the problem. The layout was. Rooms were sized for a way of living nobody practises now, circulation ate floor area that gave nothing back, and the kitchen sat closed off from everything it should have connected to. A cosmetic refresh would have re-skinned all of that and fixed none of it.


The hardest part was the exterior, and it was never about curb appeal
This is the part of the job that does not photograph well and decides everything. The exterior carried real build challenges: foundation, grading, stairs and outdoor access all had to resolve against each other before a single finish went on. Get the grading wrong and the stairs land at the wrong height. Move the stairs and the outdoor access stops working. Solve any of those in isolation and the foundation has to absorb the difference.
CoreVal planned them as one connected problem rather than four sequential ones. That is why the finished exterior reads as though it was always meant to sit that way. The curb appeal everyone sees is the visible result of structural decisions taken months earlier.


Stair-over-stair planning unlocked a third floor
More usable square footage started with smarter planning, not with an addition. Stacking the stair runs over one another freed the geometry needed for a new third-floor strategy, converting area that existed on paper into space the family actually occupies. This decision has to be made early. Once the stair position is fixed, every floor above it is fixed with it.


The kitchen became the centre, not a room off to one side
Walls came out, the footprint expanded, and the kitchen became the entertaining heart of the home. Opening a kitchen is rarely just removing a wall. It changes sightlines, where traffic runs, where afternoon light lands, and how much of the remaining floor is genuinely usable. Those consequences are why the kitchen drove the rest of the main-floor plan rather than being fitted around it.


The media room was planned as one system
Lighting, cabinetry, storage and appliances were specified as a single flow rather than assembled from separate decisions. Sightlines and finish details were resolved together, which is what stops a media room feeling like equipment gathered in a room and makes it read as part of the house.


The result: interior function with exterior proof
An outdated older home became a modern Vancouver renovation that works from the inside out. The interior gained usable square footage, a kitchen that anchors the main floor, and a third floor that did not exist in practice before. The exterior carries the visible proof, sitting correctly on its grade with stairs and access that resolve cleanly.
